1. Check in at 3pm and check out at 11am. No early check-ins or late check-outs.

2. This is a NON SMOKING unit.

3. Pets are not permitted in rental units under any conditions.

4. You must be 25 years or older to lease this property.

5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $350 is required at the time the reservation is made. This may be paid by bank money order, bank cashiers check or reserved on a credit card. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met: a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in trash cans, and soiled dishes are placed in the dishwasher and cleaned. c. All keys are returned to the lock box and unit is locked. e. All charges accrued during the stay are paid prior to departure. f. No items are lost or damaged. g. No early check-in or late check-out.  i. The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.  k. Occupant is responsible for full amount of all damaged or missing items.

6. PAYMENT - An advance payment equal to 100% of the rental rate is required 30 days before arrival, unless it is a last minute booking. The advance payment will be applied toward the unit rental. Please make payments in the form of bank money orders, cashiers checks payable to Great Knights, Inc. or pay by Credit card below.  The advance payment is not a damage deposit; it is for the rental fee.  Payments shall be delivered to Great Knights, Inc. 1005 Richmond Road, Williamsburg, VA 23185. 


7. CANCELLATIONS - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes with less than thirty (30) days notice prior to arrival date will be subject to paying the full rental fee, unless the space is leased to another party for the same rate and period.  Any difference in rent not collected will be the amount owed by the booking party.  Cancellation or early departure does not warrant any refund of rent or deposit.

8. MAXIMUM OCCUPANCY- The maximum number of guests per unit is limited to Ten (10) persons.

9. NO DAILY MAID SERVICE – The unit will be cleaned prior to your arrival, and should be left in a reasonably clean and good condition upon your departure.  You should bring all of your own linens, soap, toilet paper, food, personal items and household supplies.

10. RATE CHANGES – Published rates are subject to change without notice.  However once this rental agreement is executed by all parties the rate is locked in and will not change.

11. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

12.  Your lease is with Great Knights, Inc. a Virginia corporation (Landlord) and Great Knights, Inc. or Owner shall not be held responsible for any injury or loss to Tenant or Tenant’s guests unless gross negligence is shown on the part of Landlord.  Landlord or owner is not responsible for items beyond their control.  This agreement shall be governed by Virginia Laws. 

13. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
